First impressions matter, especially when it comes to showing your home.
The goal of staging isn’t to present a flawless-looking home. It’s about creating an inviting space that buyers can easily envision themselves living in. It doesn’t have to require major work, as a few small changes can make a huge difference!
The First 60 Seconds
The first minute a potential buyer walks into your home creates their overall impression of the property. Starting outside - a tidy yard, trimmed hedges, clean walkways, and freshly washed windows all help set a positive tone before buyers step inside. Once inside - your foyer should feel open and uncluttered. Remove excess shoes, coats, and personal items, and make sure the space is well-lit. Even a small entryway can feel larger when it’s simple and bright.
Clear the Clutter
Too much furniture or stuff can make rooms feel smaller than they are. Decluttering shelves, countertops, closets, garages, and storage areas helps highlight the home’s true size and functionality.
Fix it First
Minor repairs matter more than you might think. Leaky faucets, chipped paint, loose handles, or worn flooring can cause buyers to question the overall condition of the home.
Lighten Up
Natural light is one of a home’s biggest assets. Open blinds and curtains, clean windows, and add lamps where needed. A bright home feels more open, cheerful, and inviting.
It’s Nothing Personal
Buyers need to imagine themselves living in the home, so remove family photos, children’s artwork, and highly personal décor to create a neutral, welcoming environment.
Flexible Space
If you have an extra room or an unused corner, stage it with a clear purpose, such as a workspace or a reading area. Showing versatility helps buyers see how the home can adapt to their lifestyle.
I always meet with seller clients well ahead of their list date to support them in making renovation and staging decisions and planning the best marketing strategy to maximize their return on investment. It’s an investment that will definitely pay off!
